Residential Tenancies

Los Angeles County Tenancy and Real Estate Appeals

Landlords. Tenants. The relationship between the two has historically often been somewhat adversarial. Whether the matter is related to a habitability issue or a failure to pay rent, disputes that erupt between residential landlords and tenants are not always black and white, nor are they always necessarily quickly resolved.

At Daggenhurst Law, APC, representing landlords and tenants throughout Los Angeles County, our work with clients is focused on resolving the issues that run through this often tumultuous relationship. Contact us today for insight in resolving your residential landlord-tenant conflict. We represent both landlords and tenants throughout Los Angeles County and surrounding areas. We have successfully handled more than 5,000 unlawful detainer/eviction matters.

Our Services Related to Residential Tenancy

     • We aggressively litigate to trial both eviction defense and landlord eviction matters. Even though we have considerable litigation experience we will always attempt to resolve and settle a dispute prior to litigation in order to hold down our clients’ costs, time and risk factors.
     • We have extensive experience and understanding of Los Angeles, Santa Monica, West Hollywood, and Beverly Hills rent control ordinances rent control jurisdiction. And this experience and knowledge is of paramount value in litigating our clients’ cases or settling them.
     • Habitability issues are the number one cause of friction between landlords and tenants in the Los Angeles County area, we offer both landlords and tenants a comprehensive and far reaching analysis of their respective positions. We apply our knowledge and analysis through the litigation or settlement processes. We have experience in prosecuting habitability lawsuits and defending them. Rely on our clarity and experience.
     • Our experience as “poacher and game keeper” allows us to put ourselves in our opponents mind set and gives us a better understanding of litigation strategies necessary to prevail at trial, or drive a favorable settlement for our clients.
     • Our work with the Los Angeles Housing Department has given us insight into problems faced by clients who have failed to register and therefore are unable to collect rent, or when they are the subject of periodic inspections and fail to comply timely with city orders. We have appealed several orders of placing property into REAP (Rent Escrow Account Program) when the orders were premature and groundless, thereby, taking stress and anxiety off of our anxious landlords who were actually in substantial compliance with the laws.
     • We advise clients who face inspections for habitability under SCEP (Systematic Code Enforcement Program).

Our Commitment

At Daggenhurst Law we rely on our experience as both landlord and tenant advocates to give us a much broader and comprehensive understanding of the types of disputes that landlords and tenants can have. We give each one of our clients the benefit of this multifaceted approach, to drive the best results possible whether in litigation or settlement.
