     • Habitability issues are the number one cause of friction between landlords and tenants in the Los Angeles County area, we offer both landlords and tenants a comprehensive and far reaching analysis of their respective positions. We apply our knowledge and analysis through the litigation or settlement processes. We have experience in prosecuting habitability lawsuits and defending them. Rely on our clarity and experience.
     • Our experience as “poacher and game keeper” allows us to put ourselves in our opponents mind set and gives us a better understanding of litigation strategies necessary to prevail at trial, or drive a favorable settlement for our clients.
     • Our work with the Los Angeles Housing Department has given us insight into problems faced by clients who have failed to register and therefore are unable to collect rent, or when they are the subject of periodic inspections and fail to comply timely with city orders. We have appealed several orders of placing property into REAP (Rent Escrow Account Program) when the orders were premature and groundless, thereby, taking stress and anxiety off of our anxious landlords who were actually in substantial compliance with the laws.
     • We advise clients who face inspections for habitability under SCEP (Systematic Code Enforcement Program).
